When I found my 6.74 acres in 2023, I knew it came with an already-drilled well - and that was about it. I knew it was ‘on me’ to handle the power and septic situation. I underestimated how involved this process was going to be; though I am grateful that my naiveté convinced me to get a loan for the land anyway. I wouldn’t have it any other way.

There is no reason why you should be afraid of raw land. Many of the affordable farmland sales to come as part of the “$24 trillion dollar wealth transfer” going on in our country will include land that’s missing some (or all) utilities. There are ways to navigate this process if you know what to expect.

I couldn’t find any resources online at the time that broke down the step-by-step blueprint quite like this, so I figured it was time I create a guide for everyone thinking of foraying into raw land investments.

Land missing utilities is always going to be more affordable than land that is already plugged in. If your budget or loan allows you to go all in on developed land, then by all means, grab it. But for those trying to do this with pooled or limited funds, raw land may make the most sense.
