How to buy land this year (with no prior farming experience) using Farm Credit

This is the first article in an ongoing series I will be managing on here related to unconventional ways to buy farmland as part of the biggest wealth transfer of our lifetimes.

The biggest obstacle stopping people across the world from getting their hands on an acre or two they can call their own is money. More than anything, these people want their own property. The problem comes from the financing.

Whenever the word ‘financing’ comes up, things get taboo for people. There are not a lot of comprehensive resources out there that make financing farmland accessible to the everyday person.

If you’re wondering why I want the everyday person to buy farmland, it’s because a $24 trillion dollar wealth transfer is now ongoing between 2025 and 2045. The average age of the American farmer is over 60, which means they will retire or pass on over the next two decades. Many didn’t have kids, and still others that did don’t have kids that want their farms. Farmers are up against unfair regulations, taxes, and cost inputs that can be hard to overcome. I understand why their kids might not want that kind of life for themselves.

The farming industry as we know it is going to fracture through this land transfer. In a way, we need it to. The monoculture, pesticide-laden mass GMO farming methods going on within our country have annihilated the soil, water, and animals that call the outdoors home. We’ve lost 90% of the Monarch butterfly since 1996 when glyphosate was introduced to manage GMO crops.

That brings us to today. This land is for sale and will continue to be for sale… for 20-years. It’s very much already underway, and I know this because I bought 6.74 acres of that farmland in 2023 off Zillow.

Today, I had the idea to start a comprehensive series on all of the unconventional ways an average person can buy this land. I am talking about everything from seller financing and charitable remainder trusts, to lease-to-own, cooperatives, and crowdfunded land purchases. There are many ways to get your hands on this land, and I plan to thoroughly research and report back to you all, right here, on what you need to make it happen.

Fittingly, I am kicking off the series with the unconventional way I bought my land: the Farm Credit System.

We have no time to delay! Big solar, corporations, and Wall Street want this land as well. Let’s get into it.
